The areas suitable for business and new investments are located in different parts of the city, but the largest industrial sites are located on its outskirts. There are two main industrial zones – East and West, where a significant part of the city‘s industrial production is concentrated.

 

In recent years, increasing attention has been paid to the development of industrial areas. One of the key projects is the LVZ Industrial Park, which is being built as a modern industrial zone with the necessary infrastructure and convenient access to major transport corridors. There are plans to develop other industrial areas to improve the business environment and expand the industrial base of Ruse.

INDUSTRIAL PARK – RUSE is located on a plot of 63.9 ha near the border checkpoint „Danube Bridge“. Its technical infrastructure includes connection with the Ruse-Silistra main road; internal street network servicing the terrains of the Industrial Park; gas distribution network; electrical sub-station; water supply network; cable duct networks. There is a railway line passing nearby.

RUSE FREE ZONE EAD is an important export-import center located in the Eastern Industrial Zone on an area of over 840 decares, near the Danube Bridge border crossing point. Its territory includes 29 warehouse and industrial buildings with a total floor area of 30,000 sq. m., 20,000 sq. m of open storage areas and parking lots, an industrial railway branch with four tracks, a depot for light petroleum products, an administrative building with separate office premises for rent, and a customs point serving the zone’s priority customers. According to customs legislation, one of the company’s sites has “free zone” status, which allows customs and tax relief for investors and traders.

DANUBE INDUSTRIAL ZONE TEGRA is located right on the bank of the Danube River. It has its own road and rail infrastructure with access control, drinking and industrial water supply, its own sewage system for domestic and industrial wastewater, as well as a substation for power supply. On the territory of TEGRA there is a port with multiple berths, being a multimodal transport connection, capable of handling all types of cargo, as well as manufacturing enterprises in the fields of mechanical engineering, metal processing, production of construction equipment, vegetable oils, biodiesel, bitumen, and fuels. TEGRA is home to the only multimodal liquefied natural gas (LNG) terminal in Bulgaria with the possibility of transshipment from and to ships, loading of ships, loading of tank trucks and re-fuelling of vehicles with LNG. The zone offers plots of land, production and warehouse facilities, as well as administrative offices for rent or sale.

LOGISTICS PARK - BPD RUSE is located in the Industrial Park - Ruse and provides available warehouses and office space. Its total area is 54 000 sq.m, and the technical specifications include: pre-cast concrete structures; 10 m. clear height; high resistance industrial floor 5 t/sq.m; ESFR sprinkler system; ramps, maneuvering space, infrastructure; flexible size and distribution of space.

THE LVZ INDUSTRIAL PARK is being developed on the site of the former Locomotive and Carriage Factory 1866 and covers an area of 178 decares with over 40,000 sq. m. of modernized production areas and 12 km of railway infrastructure. Road connections to Tutrakan Boulevard and Danube Bridge, new streets, parking lots, and modern energy and information connectivity are being built, and a photovoltaic power plant is also planned. The park will develop repairs and modernization of railcars and locomo- tives, as well as new railcar production aimed at the needs of the European railway sector. BUSINESS PARK - RUSE is an office complex located in the heart of the city, between two main boulevards and in close proximity to public transport stops. Its convenient location allows easy and quick access to any part of the city. It consists of 4 buildings located on plots with a total area of 26,000 square meters. The main part of each building is designed and used for offices and re- tail space. There is also a medical centre for pre-hospital care on the territory of the Business Park. Business Park - Ruse has an underground parking lot with an area of 7,500 square meters and over 500 parking spaces.
